Working Within a Regency Framework

Located in Pittville, within the Cheltenham Central Conservation Area, this handsome 1827 Grade II Listed Regency terrace required a carefully considered approach. Clarke Construction Group worked closely with Colledge Architects, who led the detailed design, discharged planning conditions and acted as contract administrator throughout the project.

From the outset, the focus was on upgrading the building’s performance and functionality while respecting its historic fabric. Every intervention, from structural works to internal finishes, was assessed for its impact on the original character of the property, ensuring the building could evolve without losing what makes it special.

Preserving What Matters

A significant element of the refurbishment involved addressing long-standing issues common to historic properties, particularly damp and thermal inefficiency. Breathable insulation and lime plaster were used throughout to allow the building to perform as intended, improving comfort while protecting the integrity of the solid wall construction.

Original sash windows were carefully refurbished rather than replaced, retaining the rhythm and elegance of the Regency façade. The roof and rainwater goods were fully replaced and thermally upgraded, securing the building envelope and ensuring long-term protection from the elements.

Refined Spaces, Carefully Strengthened

Internally, the house was reconfigured to better suit modern living while celebrating its generous proportions and period detailing. Original fireplaces, cornicing and ceiling roses were retained and reinstated as key focal points, complemented by a confident use of colour, contemporary finishes and bespoke joinery. Formal rooms remain elegant and light-filled, while the lower-ground spaces adopt a richer, more atmospheric palette.

Alongside the visual transformation, significant structural works were undertaken to secure the building for the future. These included the installation of a new basement slab and the resolution of underlying structural issues uncovered during the refurbishment, all carefully coordinated to minimise impact. Externally, new vehicular access was formed to the rear of the property, introducing modern convenience within the constraints of the conservation area and completing a refurbishment that balances heritage, performance and practicality.
